Most of the housing in this service area went up between 1985 and 2015, with the median landing around 2002, and that one fact explains a lot of our call volume. A torsion spring is rated for a set number of open-close cycles, and a door installed when a house was built in the early 2000s is now old enough that the spring has quietly used up its rated life, even if nobody's touched it.
Across the 26 named areas we work in, the stock skews heavily to that same 2000s window, which means the same builder-installed opener models and the same gauge of spring are aging out at close to the same time, not spread evenly over decades the way an older, more mixed neighborhood would be.
Add in a moderate-heat climate band here, and you get another push on the same parts: grease in a torsion spring and lubricant in an opener's gear housing break down faster after two decades of hot Texas summers than the manufacturer's rating assumes for a mild climate. None of that means every door is about to fail at once, but it does mean the failures we see aren't random - they track the age of the neighborhood.
