Opener Trouble, Not Old Springs
Melissa's housing runs newer than most of the service area, with a typical build of 2015 or later against a roughly 2002 median across the wider territory, so doors here are mostly still on their original springs. What we see more of instead is opener-side trouble: circuit boards that trip after a power surge, photo-eye sensors that drift out of alignment as a newer slab settles slightly, and belt-drive logic boards that act up before any mechanical part actually wears out.
